Landlords and Tennent’s-Take note of new electrical safety certificate requirements

Almost half of all uk house fires accidental in nature are caused by faulty wiring(source:Electrical Safety council).70 people a year are killed as a result of electrical faults and just over a third of a million people are injured because of them(source:housing and planning Bill,UK Parliament).The figures are staggering and worrying.
New regulations came into force on 1st June 2020 ,they will apply to new tenancies from 1st July 2020 and existing  tenancies from 1st April 2021 . These regulations say  and require that landlords must obtain a electrical report( EICR)previously called periodic inspection report  every five years (source GOV.UK .guide for landlords electrical safety standards in the private  rented sector ).
Landlords must supply a copy of this report to the tenant within 28 days of the inspection  ,to a new  tenant before they occupy the premises ,and to any prospective tenant within 28 days of receiving a request for the report.                                                           This means that all Landlords now have to do what good landlords already do, make sure the electrical installations in  their rented properties are safe.
